Repairs that buy real time
A targeted repair makes sense when the roof is generally sound and the problem sits in one place. Failed pipe flashing, a lifted sheet at the ridge, or a short run of popped nails on one elevation are classic examples.
Good repairs remove the fault, not just cover it. We replace the flashing, re-screw the sheet line, or swap a short length of steel so the fix matches the existing profile and colour. That work should hold for years if the rest of the roof is in reasonable shape.
When patching stops making sense
If you have had three different leaks in one winter, the roof is telling you the cover is tired. Widespread rust, brittle coating that cracks when you walk it, and sheets that move in every nor'wester point the same way.
Nail-fixed iron often reaches a point where a full re-screw programme helps, whether the original fixings were lead-head nails on an older roof or twisted-shank nails from the late 1990s and 2000s. It cannot fix steel that is already perforated. Spending on patches across a failing roof usually adds up to more than a measured re-roof would have cost upfront.
Re-screw sits in the middle
Not every lifted fixing means replacement. When the Colorsteel still has solid coating and the underlay is sound, a re-screw across the whole roof can secure sheets for another decade. That applies to older lead-head nail roofs as well as twisted-shank roofs from the late 1990s and 2000s.
A qualified roofer assesses the roof with drone passes from the ground, and we check timber from inside the ceiling space where we can, before telling you honestly whether you are in re-screw territory or re-roof territory. The wrong call wastes money either way.
- Isolated rust spots versus rust through multiple slopes
- One leak location versus stains in several rooms
- Fixings lifting on one face versus all elevations
- Roof age and whether a re-screw was done before
What a re-roof gives you that repairs do not
Strip-back exposes purlins, rafters, and valley boards. Hidden rot gets fixed before new steel goes on. Fresh Bayonet underlay, correct wind zone fixings, and new flashings at every penetration remove the weak points that caused the old leaks.
As LBP roofers we complete Record of Work for Restricted Building Work on re-roofs. That paperwork matters for insurance and when you sell. A folder of patch invoices rarely gives buyers the same confidence.
Getting a straight answer before you spend
Bring photos if you have ceiling stains, and note when leaks appear. Wind-driven rain from the northwest, steady drizzle, or only when the valley overflows each point to different faults.
We inspect on site and quote repair, re-screw, or full re-roof as separate options where they apply. You choose based on real scope, not a sales push toward the biggest job.
